Dubai recorded 31,703 filtered residential sales in Q3 2026, 2.4% lower than Q2 and 36.9% lower than Q3 2025. The median was AED 1,709 per sq ft across the homes sold in July to September. These are completed registrations, not asking prices or a forecast.
How did sales and prices compare with earlier quarters?
The filtered residential sales value was AED 49,402,760,269. Compare the counts and total values. Then look at medians. A larger total can mean more sales or larger homes. A change in locations can also move the total.

What can you compare on rent?
These one-bedroom community comparisons come from the rent publisher snapshot through 22 Oct 2026. They are not Q3-only lease records. Individual lease periods are not supplied. Use the actual flat’s lease and approved service charges before calculating its net income.

How do the external reports compare?
Read the Savills property figures and IMF economic projection alongside their different periods and samples.
Savills: distinguish quarterly and annual changes
Savills counted about 34,500 Q3 home sales, down 38% year on year. Publication date: 12 Oct 2026. Its ready-property sales value rose from AED 21.3 billion in Q2 to AED 25.1 billion in Q3. That is approximately 18% quarter on quarter, calculated from its rounded figures, not an annual increase.
Our tables exclude flagged sales and extreme values within each area and year. Savills uses a different sales sample. Keep the two sets of counts and values separate.
IMF: UAE macroeconomic context
The IMF UAE country page projects 3.1% real GDP growth for 2026. Reference date: 21 Oct 2026. It is a national annual projection, not a measured Q3 result or a Dubai property-price forecast. The country page does not identify that figure as an October forecast vintage.
Questions about Q3 2026
These answers explain the quarter’s sale counts, registration categories and limits on price and rent comparisons.
How many Dubai homes sold in Q3 2026?
Our filtered residential file contains 31,703 registered sales from 1 July to 30 September. July contributed 12,119, August 10,182 and September 9,402. The monthly table uses the same population as the quarterly total.
Did ready registrations increase from Q2?
Yes, in this filtered file: 8,308 ready registrations in Q3, compared with 7,084 in Q2. Their combined value was AED 14,858,334,102, compared with AED 12,368,766,526. A ready registration is a registration category, not a newly completed home.
Are these figures the same as a house price index?
No. The median describes the homes sold in each period. A change in location, home size or off-plan share can move that median. It does not measure the price change of the same home.
Does the rent table describe Q3 leases?
No. It is a publisher snapshot through 22 Oct 2026. Individual lease and matched-sale periods are not supplied, so it cannot establish Q3 rent growth.

Sources and data limits
Sales counts and values here cover quality-filtered residential Unit and Villa records only. Land, commercial property, flagged rows, missing price-per-sq-ft values and transactions outside one quarter to four times their area’s annual median per sq ft are excluded. These figures are therefore not Dubai’s total registered sale count or value. Medians reflect the stock sold, not matched-property appreciation.
The quarterly and monthly tables use the same sales filters. Medians come from the sales themselves. These figures do not forecast sales or rents.
