Off-plan vs ready property in Dubai: which fits your cash plan?
A ready home lets you inspect the actual unit and, if vacant and usable, move in or let it. Data context: Dubai South, median price per sq ft: AED 1,655.
Off-plan payments follow the contract’s schedule, with construction and handover risk and no rent from the unfinished unit. Compare the full cash schedule, registration documents and planned move-in date before choosing.

Which fits your cash and occupancy plan?
A ready home lets you inspect what you are buying; an unfinished home ties your cash to a contract and a handover plan. Your choice depends on when you need the home and which payments you can fund.
Choose a ready home when you need to inspect the unit and establish when you can occupy or rent it. Check whether it is vacant, its condition and any current tenancy. Include work needed before it is usable.
Choose off-plan only after checking the contract payment schedule and whether it fits your future cash. Ask for the agreed specification, initial-sale registration and authorised payment instructions. Include the construction and handover risk in your holding plan.
Compare the options on the same worksheet:
| Question | Ready home | Off-plan purchase |
|---|---|---|
| What can you inspect? | The actual unit and its condition | The agreed unit and specification |
| When can you occupy or collect rent? | Check vacancy, access and lease terms | After the home is completed and usable |
| When is the price payable? | Check the completion statement and financing | Check every contractual instalment |
| Which record should you check? | Title and transfer conditions | Initial sale and applicable registration route |
| How can you exit? | Check transfer requirements | Check assignment and NOC conditions |

Which needs less cash up front?
The contract decides. An off-plan payment plan can spread payments, but compare the full commitment before choosing it. A smaller booking amount may be followed by instalments you cannot fund comfortably.
For each property, list the booking or deposit, price payments, buying charges and completion balance. Put due dates and payment triggers beside each line. Check how payments already made are credited.
For a ready home, ask the bank and registration trustee to match the completion cash. For off-plan, match the signed schedule to the registered unit and developer payment statement. Use the schedule you would sign, not an example from another project.
Check your cash reserve after each payment. If a future loan is part of the plan, find whether the lender has approved it and what terms remain. Ask what you would have to fund yourself if the expected finance is unavailable.
What documents should you check for a ready home?
Verify the deed and owner through DLD. Have the trustee check the seller’s authority and outstanding transfer terms. Inspect the actual unit and get its current lease if it is occupied.
The standard sale service gives the official route. Use the title-deed checklist before a deposit. Ask who supplies the NOC and other supporting documents, and record the responsibilities in your contract.
If you need to move in, check the occupancy and access position before agreeing your move date. If you want rent, ask for the lease and owner-paid expenses. Check any repairs and get quotes for work you would need to complete.
What should you check for an off-plan purchase?
Ask for the signed sale contract, unit details that identify it, payment statement and issued initial-sale registration. Check the project and escrow details through DLD’s enquiry.
The initial-sale service and Interim Property Register law are the official references. Use the Oqood guide to find the document and next registration action.
DLD’s escrow FAQ describes the project account for relevant buyer payments. Match the authorised recipient and payment reference before transferring funds. Ask how each payment will be credited to your unit.
Read the agreed specification and completion obligations with your adviser. Ask what happens if a relevant contract condition is not met. Keep the answer tied to your contract instead of a promise about how all projects work.
Which price is better value?
Start with registered area prices, then compare relevant buildings and home sizes. Match the planned unit’s size, layout, location, specification and terms to the sales you inspect.

The area table combines eligible sales; it does not separate ready and off-plan prices. Ask for matching evidence before claiming one option is discounted. Compare the actual price and full payment commitment.
If several payment options are offered, request each in writing. Check the price, dates and obligations for the option you would take. Do not include an expected resale premium as cash available for a future instalment.
What rent can you use in the comparison?
For a ready flat, ask for the existing lease or comparable signed leases. Check the condition, furnishing and who pays the recurring expenses. Use the available unit’s price when calculating your return.
For an unfinished home, use future rent as an assumption in your budget. It cannot fund payments due before the home is usable. Ask how you will cover those payments from your own cash or approved finance.

What happens if you need to resell?
For a ready home, check the title and transfer terms. For an off-plan resale, ask which interest is being assigned and what instalments remain payable. Separate money owed to the seller from money owed to the developer.
Get the assignment and NOC rules for your unit in writing. Ask who applies, supplies documents and pays each charge. Check how the buyer’s duties still owed will be registered.
If a consent document includes a waiver or new undertaking, have it reviewed before signing. Ask what happens to the payment and transfer sequence if the planned buyer does not complete. Use the agreed terms when assessing whether the exit fits your plan.
What costs will you pay beyond the price?
Read the buying-costs guide and get an itemised statement for your transaction. Check the official registration items and agreed agency charges. Match any promised fee waiver with its written terms.
Use the true cost calculator to organise your cash and finance. Compare its allowances with the relevant statements instead of adding the same expense twice.
For a ready home, get the approved service charge and the flat’s invoice. Check the relevant project and budget year in Mollak. Get maintenance, insurance and management quotes where you need them.
For a proposed home without current operating bills, find which costs are estimates. Ask when actual invoices and approved charges will become available. Leave a reserve after your final price payment.
Before you rely on this
Your contract, occupancy, registration and payment terms decide the comparison. The live tables are historical price and current community-rent evidence, not a forecast for a future unit. Have the actual contract and cash schedule checked before signing or transferring funds.

Questions people ask
These answers connect the guide’s main questions with the rules and property data discussed above.
How much must I have paid before reselling an off-plan unit?
Your unit’s agreement and applicable assignment conditions determine the requirement. Get the paid-amount and NOC conditions in writing before relying on a resale to fund your next payment.
Does an off-plan resale price include the remaining instalments?
A headline resale price does not explain the payment split. Ask for the seller payment and remaining developer instalments separately, then match them with the contract.
Should I sign a waiver to obtain a resale NOC?
Have the waiver reviewed before signing it. Ask which rights it gives up and which obligations it adds, alongside the NOC and transfer rules.
Is obtaining the NOC the buyer’s responsibility?
The sale agreement and applicable rules decide the task. Ask the trustee to check them and record who applies, supplies documents and pays.
Can I pay the developer directly when buying an off-plan resale?
Use only the payment route confirmed for your transaction. Check the authorised recipient, credited amount and assignment sequence with the developer and registration service before transferring money.
